Ten questions and answers about Hosseinlahti beach planning

A lot of questions have been asked on social media and more broadly about the zoning plans of Hosseinlahti and Lempuka. We collected 10 questions and asked planning architect Kaija Maunula to answer them. The townspeople have the opportunity to make an impact in future residents' meetings and by presenting written reminders during the plan's draft and proposal stages.
  1. How much of the Hosseinlahti and Lempukka zoning covers the area's beach area?

The plots have been thought to be placed in two different entities: between Lempuka and the cape of boat cabins and between Malonsalmi in Hossuka Helm.

  1. How many detached plots would be in that area?

It has been tentatively outlined that the area would have approx. 12-14 plots with a private beach and approx. 25-30 private plots near the shore with lake views. In addition, connected small house plots have been thought to be placed near the beach.

In total, there would be approx. 40-45 plots in the area.

  1. Are all the trees cut down there?

Trees are only felled near roads and recreation routes and on lots under construction. Plots are subject to planning regulations, according to which the vegetation - including trees - must be kept as natural as possible on the plots.

  1. Will the outdoor recreation routes in the area be interrupted if the residential area comes to fruition?

The plots are placed in such a way that uniform recreation routes are formed in and through the area, some of which also run along the banks of Saimaa. Existing routes will be preserved as much as possible. A forested recreation zone will be left between Bear Rock and the new plots, which will save the existing path.

  1. Will the area's significant natural sites be preserved?

It is possible to place plots in the area in such a way that significant natural sites, such as groves according to Section 10 of the Forest Act, fern scorpio and stream banks can be preserved.

  1. Will there be a shared beach for the townspeople?

Recreational opportunities for the townspeople are also an important goal when planning the area. Part of the recreation route is planned to run along the coast of Saimaa, and the cape of the boathouses would remain in use by the townspeople. Lempuka's beach would be kept in use by the townspeople. The Hossuka Helme area would remain as it was.

  1. How is road access to the area made and from where?

Road access to the new lots would be from Hosseinlahtentie and Lempeenliettetie.

  1. How about the boathouses?

Part of the area of ​​boathouses between Hossuka Helme and Malonsalmi would have its own waterfront plots. The small cape of the boathouses would remain with boathouses and for recreational use by the townspeople.

  1. Have the values ​​of the area's ancient historical sites been taken into account?

There is one archaeological site in the area in the antiquities register of the National Museum Agency. It is located near the Lempku beach and is taken into account in the planning of the area. In addition, a more detailed archaeological survey will be commissioned for planning.

  1. Is there already a sufficient explanation of the existence of natural and cultural values ​​so that it can be sufficiently taken into account in the starting planning?

The recent nature and cultural history surveys made for the master plan, which is currently being prepared, will be taken into account. In addition, a more detailed nature survey will be commissioned for the area, which will at least map the vegetation, flying squirrels, birds and bats.

 

After the vote on Monday 14.12.2020 December 2021, the Imatra city council approved the location planning of Hosseinlahti and Lempukka for the XNUMX planning program.

City dwellers have the opportunity to influence zoning. In the different stages of the planning work, residents' meetings will be organized, where the planning solution will be opened and the townspeople will be consulted. The townspeople will also have the opportunity to present their opinions and reminders in writing during the plan's draft and proposal stages.
