Plot division is a plan for dividing the building block indicated in the site plan into plots. The site plan guides the preparation of the plot division. Plot division can be prepared in connection with the site plan or separately after the site plan comes into force. When preparing the plot division, the wishes of the land owners and holders of the plot division area are taken into account as far as possible.
Plot division is shown on the site plan map or a separate plot division map.
The plot distribution map shows, for example, plot number, area, boundary dimensions, boundary points and their coordinate list. If the plot consists of the area of several properties, then all those properties are listed with their area on the plot distribution map.
The plot division can be changed within the limits allowed by the site plan upon application by the land owner and occupier. The processing time for plot division is three months on average.
The plot division according to the first site plan of the building block will be drawn up at the city's expense. If changing the plot division is mainly required by private interest and the landowner has applied for it, the city will recover the incurred costs from the landowner. The costs to be charged are determined according to the number of plots being changed.
Plots planned in the plot division are formed into real estate suitable for construction and mortgage by block delivery.
